ESSENTIAL FUNCTIONS

Video Content Creation for Properties

Plan, film, and edit property-specific videos showcasing amenities, floor plans, Resident events, and neighborhood highlights.
Capture walkthrough tours of available apartments to assist leasing teams with virtual leasing efforts.
Develop Resident testimonial videos to build trust and highlight the community experience. Produce short-form video content (TikTok, Instagram Reels, YouTube Shorts) tailored to each property’s brand and audience.
Create behind-the-scenes videos featuring leasing staff, maintenance teams, and daily life at the property to humanize the community.
Organize and maintain a library of video assets for each property for easy use in marketing materials.
Create video training tools for marketing related software (for example, Pineapple).
Social Media & Online Reputation for Properties
Manage property-level social media accounts, ensuring regular posting of engaging video and photo content.
Collaborate with on-site teams to develop property-specific social media calendars featuring Resident events, leasing specials, and community updates.
Assist leasing teams in filming social content, providing training on best practices for video creation.
Monitor social media engagement at the property level, responding to comments, messages, and Resident inquiries.
Monitor online marketing assets according to company policy and all laws pertaining to apartment communities, such as Fair Housing, Americans with Disabilities, etc.
Implement strategies to encourage Resident-generated video content, including contests, challenges, and event coverage.
Track property-specific social media performance and adjust strategies to maximize engagement and lead generation.
Assist Human Resources team in building marketing campaigns for recruiting using social media, job listing sites, etc.

Community Engagement & Events

Capture video content from Resident events, featuring testimonials and highlights to enhance community engagement.
Assist on-site teams in promoting neighborhood partnerships through collaborative video content (e.g., featuring local businesses, area attractions).
Develop “Day in the Life” or Resident experience videos to give prospects an authentic look at living in the community.
Coordinate with vendors for print collateral production, ensuring high-quality and timely delivery.

Property-Focused Digital & Print Marketing

Oversee and analyze digital advertising performance, working closely with the third-party web and advertising development company.
Track advertising conversion rates, cost-per-lead, and overall ad spend effectiveness for each property.
Work with third-party partners to optimize Google Ads, Facebook Ads, Instagram Ads, and YouTube campaigns for lead generation and lease conversions.
Assist in A/B testing different ad creatives (videos, photos, copy) to maximize effectiveness. Monitor and adjust advertising budgets to ensure efficient spending across properties.
Provide regular reporting on advertising performance analytics, social media engagement, and lead conversions to guide future marketing decisions.
Assist in maintaining updated video and photo content on property listings (Apartments.com, Zillow, etc.) to enhance lead conversion.
Ensure J.C. Hart Brand standards are followed through the organization in all photos, videos, social media post and online presence and communication.
Design and coordinate print marketing materials such as: Brochures and leasing packets for prospects and new Residents.
Event flyers and posters for on-site Resident activities and local partnerships. Branded merchandise (such as welcome gifts, door hangers, and community swag) to enhance the Resident experience.
Magazine and local publication ads promoting apartment communities in print media.

REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES:

Knowledge

Proficiency in video production and editing software (Adobe Premiere Pro, Final Cut Pro, CapCut, etc.). Strong understanding of social media video trends and platform- specific best practices. Strong knowledge of digital advertising performance metrics, including CTR, CPC, conversion rates, and ROI tracking. Knowledge of apartment leasing trends, resident engagement strategies, and digital storytelling.

Skills & Abilities

Ability to collaborate with third-party advertising vendors to optimize ad campaigns and adjust spending based on performance. Experience in print design and marketing collateral creation (Adobe InDesign, Canva, Photoshop, etc.). Experience in Google Ads, Facebook Ads, Instagram Ads, YouTube advertising, and video- driven remarketing campaigns. Ability to work closely with on-site leasing teams to support property-level marketing efforts.
